The nearest beach is at St Pierre de la Mer (9 km), with further beaches located at Vendres Plage, Valras Plage and Narbonne Plage.

This lovely home with private pool and garden is only 10 minutes' drive from beautiful sandy beaches in the charming village of Fleury d'Aude. The villa is located in a quiet residential area on the edge of the town. The villa is laid out over 2 floors.
Ground floor
The front door leads into the open plan kitchen/diner.
- There is a good sized dining room with seating for 6 people. The dining room has air conditioning. French windows provide access out to the patio.
- The modern kitchen is fully-equipped with an oven, hob, microwave, dishwasher, fridge/freezer and extractor fan.
- Next to the kitchen there is a utility room with sink, washing machine, tumble dryer and additional fridge-freezer.
- The lounge comes with a comfortable sofa and 2 armchairs. There is a flat screen TV. French windows provide access out to the garden and pool.
- Bedroom 1 is located on the ground floor and comes with a Queen-size double bed (160cm x 200cm).
- Next to the bedroom there is a bathroom with walk-in shower, WC and wash basin.
First floor
The landing on the first floor has an air conditioning unit for cooling both bedrooms.
- Bedroom 2 is a double bedroom with a standard double bed and large wardrobe.
- Bedroom 3 has a standard double bed (140cm x 200cm) and fitted wardrobes.
- The family bathroom comes with a walk-in shower, wash basin and WC.
Outside
- The private swimming pool is 7m x 3.5m with Roman steps. The pool is surrounded by a lawn and there is a hammock and available.

This is a lovely villa for a family holiday in South France. The Mediterranean beaches are just a few kilometres away and the centre of Fleury d'Aude is just an easy stroll, where you can find restaurants, shops, cafe bars and a weekly market. The villa is also conveniently located for exploring the beautiful Languedoc region, with Beziers, Narbonne, Carcassonne and Perpignan all within 1 hour's drive.

Fleury-d'Aude is a small town located close to the Mediterranean coast, in between the cities of Beziers and Narbonne. The village has a supermarket, restaurants, boulangerie and cafe-bar). Traditionally, the village has been a centre for wine-making and fishing village (located at the nearby port of Cabanes de Fleury).
With the growth of tourism in the area, the near-by beach resort at St Pierre la Mer (9km from Fleury d'Aude) has become very popular with holiday makers, attracted by the 5km of fine sandy beaches. There is a lovely promenade walkway just behind the beach where you can stroll and pick your spot on the beach. In summer, Saint-Pierre-la-Mer open-air market, is the largest daily market on the Languedoc coast and welcomes more than 200 traders every day from May to September, offering local products, including wines, olives and souvenirs. During July and August a fun fair with Big Wheel is installed next to the beach.
The Clape massif, overlooking Saint-Pierre-la-Mer, is an ideal playground for hiking, cycling and water activities such as kitesurfing, windsurfing or paddle boarding.
Nearby, must-see sites include:
- the city of Beziers, officially classed as the oldest town in France;
- the old Roman town of Narbonne with its imposing cathedral;
- the Canal du Midi, now an UNESCO World Heritage site, which slowly snakes its way across the South of France,
- the seaside villages of Gruissan, Port-La Nouvelle and Leucate;
- the city of Carcassonne, with its famous castle (also an UNESCO World Heritage site).

There are TGV train stations located in the nearby towns of Beziers and Narbonne. Local bus services run from both towns to Fleury d'Aude.
